Hillside Court which had been South Gloucestershire Councils Headquarters building for many years was received back at the surrender of long term lease. Working on behalf of the landlord, we undertook surveys which identified that the services installations were life expired, beyond economic repair and in need of replacement.
We worked with the landlord, letting agents and project managers to establish specifications against the project budgets for the works, with the aim of providing a refurbished building with “desirability” and all of the features that a prospective tenant would require.
The agreed specification was for heating and cooling via VRV systems with mixed mode mechanical ventilation with heat recovery. We provided performance specifications and outline drawings, and managed the refurbishment process from inception to completion.
The efforts put into agreeing the level of specification proved worthwhile, as during the course of the project, the building was re-let. The incoming tenants bespoke fit out requirements were incorporated within the project to deliver an environment they could utilise immediately. The refurbishment covered an area of 2,262m2 office building with a total value of £0.9M.
